Objective

During my internship, I was given a project to design a market-ready spec home that aligned with the architectural standards and overall aesthetic of the neighborhood while standing out through, cohesive interior selections. The design vision was moody rustic- a balance of warmth, depth, and modern restraint- intended to appeal to a broad buyer while still feeling elevated and intentional.

I was given my full responsibility over the interior design selection for a spec home, with the requirement that all decisions remain within neighborhood guidelines and target budget parameters. This included managing both creative direction and practical constraints, ensuring the final design was visually compelling, buildable, and financially viable for a spec build.

Design Process

I began the process by establishing a clear design direction centered around a moody rustic palette, incorporating layered neutrals, dark accent, organic textures, and subtle contrast. The goal was to create a home that felt grounded and inviting while still reading as modern and refined.

From there, I selected all interior finishes and materials, including:

  • Flooring

  • Cabinetry and hardware

  • Countertops and backsplash materials

  • Plumbing fixtures

  • Lighting selections

  • Tile and stone applications

  • Paint and accents

Throughout the selection process, I continuously evaluated materials against both aesthetic goals and cost implications. I made sure to make strategic adjustments to maintain the design intent while keeping the project within budget.

I compiled all selections into a detailed spec selection sheet, documenting product specifications, finishes, pricing, and vendor information. In addition, I created and maintained a comprehensive budget sheet, tracking costs and revising selections as needed to meet the builders financial targets. Lastly, I presented the full design package to the design manager and builder and the spec was approved and currently in the construction phase.

Floor Plan

In addition to finish selections, I collaborated on refining the floor plan to improve functionality, flow, and market appeal. Adjustments were made with both livability and build efficiency in mind, ensuring the layout supported the overall design vision while remaining practical for a spec home.

These modifications focused on:

  • Enhancing spatial flow between primary living areas

  • Improving room proportions and usability

  • Supporting the placement of key design features and finishes

The final plan reflects a thoughtful balance between architectural constraints, buyer expectations, and design-driven decisions.
